How do you decide which roofing services you actually need?

Your roof is the largest single component of your home and it is probably the most expensive item in your home as well. So it would make sense that you would want to take good care of it and do any repairs in a timely fashion. Many homeowners wait until there is water leaking from a leak in the ceiling before they start to give some serious thought to their roof. What could have been a relatively simple repair in the past has now become a very expensive roof replacement project, possibly even as expensive as $30,000 or more.

Find Problems with Your Roof. Start from the outside of your home and work your way around to take a very close look at your roof. Dark spots or even being able to see light coming through the roof could indicate a problem that needs to be addressed immediately.

Start your roof assessment by documenting the problems with your roof. Take plenty of photos to help the contractors and employees of your company to have a better understanding of the problems with your roof. It’s also very helpful to take notes and be able to point out the problems from different angles.

Roof Maintenance By Age & Roof Type.

There are a few different types of roofs and each one has a different lifespan and will require a different kind of roof repair and maintenance in order to prolong its life. For example, Asphalt shingle roofs usually last around 20-25 years before they will need to be replaced. On the life span of a metal roof can last anywhere from 40-70 years or more, depending on the type and the professional who installed it. In addition to Asphalt and metal, there are also tile roofs. The age of a roof is not as important as how well the roof was installed and how well it has been maintained over time. For example, a well-maintained 15-year-old asphalt roof can last for many years while a 10-year-old roof that was poorly installed can begin to deteriorate early and may cost thousands to repair in the long run.

The roof on your home can also be severely damaged by extreme environmental threats before it reaches the end of its life and needs to be replaced. Heavy storms can bring down parts of your roof with strong winds, and also cause other forms of damage to your roof. If your roof is exposed to the sun on a constant basis then it can become extremely hot, and when it gets cold then it can also become very cold. All of these factors can cause your roof to deteriorate much faster than it would have under normal circumstances. If you have plans to move in 5 years or less, then it may be best to spend the money to get your roof replaced instead of doing repairs to try and extend the life of your current roof. This can be the best option when more than 25-30% of the roof is showing signs of deterioration. Repairs on a roof that is showing that much wear and tear can end up costing almost as much as a new roof in the long run.

However, if you notice that more than 25-30% of your roof is showing signs of wear then it may be more cost effective to have the whole roof re-done rather than carrying out a number of repairs to try and extend the life of your current roof.

For this reason, you should make sure that you are able to get at least get three different quotes from a number of reputable contractors before you make your decision as to which of them you should go with. With that said, there are a number of different things that you should look for when reviewing the bids from a number of different contractors.

Just reading the lowest bid first could result in selecting a roofer who has cut down on quality of some of the material or aspects of the work in order to bid the job at the lowest price. Review each bid thoroughly to see what work is to be done, what materials are to be used, compare the specifications for each of the materials that are to be used, and ask each of the bidders to outline in detail their schedule for completion of the work, their cleanup procedures and the warranty that will be offered for the work that they do.

When you decide to spend money on your roof it is very important to hire a professional contractor. That contractor should be honest with you. He or she should be able to tell you all the work your roof needs. He or she should also be able to explain why certain repairs are needed. A roofing contractor that says your roof needs work that you did not know about is more of a professional then a contractor that tries to do as much work as possible on your home so that he can get more money.
